Option 2: Programming and Schematic Sketches:

What is Included:

• Programming: determining your needs based on:
  • How you live
  • Your budget
  • The type of spaces you desire
  • The size of spaces
  • Code questions and resolutions
  • Other features you desire in a house
• Schematic Design: We will take your program and prepare a sketch showing scale and relationship of your spaces in a basic floor plan, possibly including elevations.  A statement of opinion of probable construction costs is also submitted at this time, using typical square footage costs.

What is Not Included:

• Full plans
• Construction drawings (The drawings supplied at this level will not be adequate for construction)

When is This a Good Option?

• When you need to have an Architect problem solve for you
• When you're only looking for simple designs and basic finishes
• To develop a basic design that reflects Owner input
